Cheapest way into the Makati ring and the location does the heavy lifting. Be realistic about what that buys: two lifts for 40 floors, packed at rush hour, and the guest parking situation is a running argument in the group chat. Security is good and the admin is responsive by email.
The co-working floor is genuinely useful and the gym is never full. Maintenance is the weak point: one of four lifts has been out twice this year for over a week, and water pressure on high floors drops in the evening. Admin acknowledges tickets but resolution is slow.
Two years in and the building still runs well. Lifts are quick even at 8am, and the podium access to Glorietta means you barely touch the street in rainy season. Dues are steep for 58 sqm, and the west-facing units get real afternoon heat until about four.
The gardens buffer the traffic noise more than we expected on the eighth floor. Larger unit cuts than most of the CBD, so a 96 sqm two-bedroom actually fits a dining table. Turnover was three months late against the 2024 promise.
Four lifts for 416 units is tight on paper but the 8am wait has never gone past two minutes. Podium link to Glorietta is the reason to pick this tower over the other two.
